Built on a hillside, the villa has its main entrance and principal living accommodation on the first floor to take advantage of the exceptional views. The house comfortably sleeps 8in 4 bedrooms. With fully enclosed gardens and a walled swimming pool, it is an ideal home in which to spend a relaxing holiday. An additional benefit is air-conditioning at the first-floor level.

At first floor level, the villa comprises:

• Big bright sitting room with access to the balcony via 2 sets of French windows. Dining area with table seating 6 people. Wood burning stove, HiFi, UK Satellite TV. Telephone & ADSL broadband internet connection.

• Pretty provencal-style kitchen with gas hob & electric oven, fridge/freezer, microwave, coffee machine, toaster & dishwasher.

• On 2 sides of the first floor, balcony with panoramic views of Uzes and the surrounding countryside. Drinks table & chairs.

Master bedroom with 180cm king-size bed

En-suite bathroom to master bedroom with toilet, basin and bath with shower over

Twin bedroom with en-suite shower room (shower, toilet & washbasin)

On the lower floor:

• Large double bedroom with French windows onto the pool side (there is a security gate between the doors & the pool). Library with a good selection of books in English and games, drinks fridge & storage cupboard for poolside cups & plates.
• 4th bedroom with twin beds. The twin beds may be moved through to the other bedroom if required.
• These lower floor bedrooms share a shower room with toilet, basin and shower cubicle (shown below). Heated towel rail.

• Utility room with washing machine, tumble dryer and additional freezer.

Outside

• Secure walled garden.
• Drive with parking for several cars

• Pretty garden laid to lawn. Floodlights may be turned on at night.

• Attractive swimming pool (approx. 10m x 5m), fully enclosed with a wall & fence
• Table tennis table

Household linen & bath towels included. Swimming towels may be rented at additional cost. Cot available on request.

Absolutely no smoking within the house. Sorry, no pets.
